With a niche in industrial construction, Mowery was the go-to when NorthPoint Development needed support building a distribution facility in Carlisle, Pennsylvania. As the design-build MEP contractor, not only did Mowery build the facility, but also designed and installed all the mechanical, electrical, plumbing and sprinkler systems.
Preconstruction ran smoothly but challenges arose once construction started. First, a pre-existing pipeline running through the property impacted the sequencing of construction. Then, significant winter weather conditions caused issues when pouring the tilt wall panels.
To overcome these challenges, Mowery used the inside of the building as a crane road for erecting the tilt wall panels. With this change, augers to temporarily brace the tilt wall panels were used, as the casting slab was pushed further into the building.
In the end, Mowery delivered a 380,069 SF industrial facility that included 65 dock positions, two drive-in docks and 118 trailer stalls. Given all the challenges faced during construction, the project was still completed on time and within budget.
