Mowery was selected to construct a 670,000 sq. ft. tilt-wall panel warehouse with a spec office fit-out and a shipping and receiving office. Comprehensive Project Scope & Execution
Mowery managed all aspects of the project, including site work, utilities, the Highway Occupancy Permit (HOP), the warehouse shell, and a tenant fit-out added mid-project. The additional office space extended the schedule by two months, but by leveraging the same contractors as the shell work, we ensured efficiency and cost-effectiveness.
Overcoming Site Challenges & Ensuring Stability
Located on a former farmland site, the project required extensive geotechnical analysis. The soil was highly silty—easy to excavate but problematic when exposed to moisture. To stabilize the foundation, Mowery implemented soil stabilization techniques, mixing cement into the top layers. After the tilt-wall panels were erected, minor settlement issues arose. Following geotechnical recommendations, we installed 20 push piers to reinforce the foundation’s stability. Additionally, multiple sinkholes required remediation to ensure long-term structural integrity.
Budget & Cost Management
Despite unforeseen challenges, Mowery remained committed to cost optimization. The settlement repairs required an additional $180,000, and stormwater drainage adjustments cost $38,000 due to conflicts with existing pipelines. However, our detailed descope process, on-site reviews with stakeholders, and selection of trusted subcontractors ensured the project remained financially viable without compromising quality.
Sustainability & Efficient Resource Use
A key sustainability feature of this project was the use of locally sourced materials. The adjacent R.E. Pierson quarry provided materials, significantly reducing transportation emissions and expediting delivery.
