While the owner handled site work—including grading, sidewalks, driveway access, and utilities—Mowery was responsible for the foundational work and overall building construction. Our team excelled in coordinating responsibilities, ensuring a seamless workflow that met the client’s high expectations.
Challenges & Solutions
Despite a relatively smooth project timeline from May to November, scheduling utility installations posed a minor challenge. Additionally, as the facility was built within Crosskeys’ expansive, active senior living campus, material deliveries had to be strategically planned to avoid disrupting residents. Mowery’s logistics expertise ensured that traffic was routed efficiently, minimizing inconvenience to the community.
Cost Optimization & Value Engineering
To keep costs in check, Mowery implemented several value engineering strategies. Instead of traditional wooden beams, our team used Barron Design faux beams—high-density polyethylene alternatives—saving the owner roughly $25,000 without sacrificing aesthetics. Additionally, we substituted exterior stone siding with an engineered product that provided a comparable look while cutting costs by about $18,000.
Stakeholder Engagement & Communication
Having Crosskeys’ ownership team on-site was a major advantage, allowing for real-time walkthroughs and approvals during construction phases. This ensured alignment on critical design elements, such as wall layouts and finish selections, reducing the risk of last-minute changes.
