When Lindt was expanding their gourmet chocolate facility in Carlisle, Pennsylvania, they relied on Mowery to bring their vision to life. Utilizing a comprehensive design-build delivery method, our team increased Lindt’s existing two-story, 450,000 SF lease by 550,000 SF, making them the sole occupant of the 1,000,000 SF building.

Because this warehouse was being used to store chocolate, it was critical the new expansion had a cooling system and humidity control. Mowery installed an enhanced cooling system that included three large chillers and 13 air rotation units. Generators were put in to maintain uninterrupted power to the cooling system for product protection, and new switchgear was installed for added loads. Insulated panels from the floor to the ceiling were placed around the entire facility to ensure Lindt’s existing 55° Fahrenheit cooling.

Next, to allow the building to operate as one area, our team added openings to the existing demising wall. All existing office spaces were modernized, and a modular office was installed. We replaced warehouse light fixtures with high bay LED’s and switched louvers out for decorative windows. Plus, mechanical dock levelers were replaced with hydraulic units, including truck restraints.

Lastly, the Mowery team completed site improvements, which included a new guardhouse and extending the existing security fences.
