The Steel City Trade Center, developed by Trammell Crow in Bethlehem’s Lehigh Valley Industrial Park, stands as a testament to our team’s ability to deliver innovative construction solutions. Mowery successfully delivered two state-of-the-art industrial buildings: Building 83 (187,600 SF) and Building 85 (286,000 SF)—on a challenging site with steep topography and complex soil conditions. 

Navigating Challenges & Finding Solutions 

A critical component of the project was the extensive site stabilization work required to prepare the land for development. Mowery and its subcontractors managed the full scope of work, incorporating large retaining walls, soil nailing, and dynamic compaction to ensure the structural integrity of the site. The second building posed unique challenges, requiring the excavation of a nail wall into the side of a hill, where specialized drilling teams installed long steel rods into the earth to reinforce the rebar-supported structure. These solutions were vital in overcoming unforeseen conditions and cost escalations brought on by the COVID-19 pandemic. 

Project Timelines and Scheduling 

The project’s timeline was especially demanding, as one warehouse had a committed tenant, and another was leased mid-construction, setting strict deadlines. Despite an exceptionally wet year that made site conditions difficult, Mowery’s skilled project management and subcontractor coordination ensured the project remained on track. 

Timely Execution  

During the pandemic, the Steel City Trade Center played a crucial role in the supply chain, housing a medical distributor that provided essential goods. The completed warehouses now offer high-quality logistics and distribution space, exemplifying Mowery’s ability to navigate complex industrial projects with expertise and efficiency. By overcoming significant site constraints and market challenges, Mowery delivered a project that enhances the Lehigh Valley’s industrial landscape.
