In 2024, we successfully completed a variety of large-scale industrial and commercial developments, each strategically designed to serve the evolving needs of businesses, residents, and institutions. From expansive logistics facilities to essential infrastructure and educational spaces, our work continues to leave a lasting impression

 

State Line Logistics with MRPI
First up, we proudly completed State Line Logistics, a +1 million-square-foot industrial facility located at the Pennsylvania-Maryland border near Greencastle, PA, and Hagerstown, MD. Strategically positioned within the South-Central I-81 Corridor, this Class A core industrial development serves as a prime asset for businesses looking to thrive in the region. The facility’s direct access to I-81 offers seamless connectivity to the entire Mid-Atlantic, enhancing logistics and enabling quick access to major metropolitan areas along the East Coast. Delivered on schedule in Q2 2023, this project meets the increasing demand for high-quality industrial space and contributes to the region’s growth as a dynamic industrial hub.

 

MRPI Expressway
Next, we’re proud to have been involved in the construction of MRP Expressway Commerce Park in York, Pennsylvania. This 57.33-acre project features two buildings totaling 673,920 square feet, designed to accommodate modern industrial needs. Located just five minutes from I-83, the site offers excellent connectivity to key metropolitan areas, making it a prime location for businesses in the Central Pennsylvania industrial market. With a strong logistical infrastructure and access to a skilled labor pool, this project plays an important role in the region’s continued development.

 

Johnson Development Associates (JDA)
This past year, we also had the opportunity to partner with Johnson Development Associates (JDA), a leading industrial warehouse developer based in Spartanburg, SC, on their speculative development at Technology Drive in Maryland. The project includes three planned buildings, with the first, building 2, spanning 255,197 square feet. Designed with flexibility and efficiency in mind, this facility was built to meet the growing demand for industrial space in the Aberdeen area, offering a versatile space for a wide range of tenants.

 

Sterman Masser Headquarters
We also had the privilege of working with Sterman Masser, Inc. on their new 22,000-square-foot headquarters in Sacramento, PA. As a third-generation farming operation spanning 6,000 acres, specializing in potatoes, hay, and cash grain, along with a potato packaging and distribution business, this new headquarters will play a crucial role in supporting Sterman Masser’s continued growth and success in the agricultural industry.

 

Messiah University Field House
Additionally, we were thrilled to work on the Messiah University Field House project, part of the Starry Athletic Complex improvements. This project included the construction of a new field house and lacrosse stands, enhancing the university’s athletic facilities and providing a top-notch experience for athletes and spectators alike.

 

Koch Auto Group                                                                                                                                                                      Finally, we partnered with Koch Auto Group on a number of impactful projects, including installing EV chargers at four facilities, expanding the Koch 33 Collision Center, and constructing the Koch Ford Pro Service Building. The Koch 33 Collision Center expansion features a 27,000-square-foot addition designed for major repairs and full vehicle services, such as engine overhauls, full vehicle painting, and repairs requiring fuel tank drainage. It also includes an expanded parts room, a Eurovac system for sanding and vehicle detailing, a recalibration room for electronic sensors, and radiant floor heating throughout. The Koch Ford Pro Nazareth project involves a 30,000-square-foot commercial garage with 30 bays, two large pit lifts to accommodate larger vehicles, and radiant heating fueled by waste oil from repairs. Additional features include a rainwater irrigation system, approximately 30-foot-high ceilings, a customer lounge, Servisor Advisor offices, and technician facilities.
